Before we go any further as a possible Team, with regards to selling your property, let's take a moment to discuss the true facts about selling Real Estate, and the current Financial Insanity involved in the process.


How the Process Really Works:

First and foremost, regardless of what you may hear, or be told by other Brokers, all Real Estate Companies and Agents, (International, National, and Local), all use the exact same tools to Market and Sell your home.

Regardless of the size of your Brokers' company, the overwhelming majority of Real Estate Sales and Purchases are defined locally. Your final Purchase or Sale Price will come down to what the Comparables of your particular Street, Subdivison, or City, are going for, with adjustments for the condition and/or improvements you have made to your home. (ALL agents, regardless of their
company, will utilize the exact same method to assess the value of your home).

The Tools Used to Sell Your Home:

     1.) Listing your home in your Cities' or local markets' Multiple Listing Service. Ninety-eight
          percent of the Homes in any given area are sold through this Listing Tool. The majority of
          Agents find homes in this service, by searching for their Clients needs and wants in a home,
          and then present your listing to their Clients for possible Showings.

     2.) Listing your home on Realtor.com. This website is for the Worldwide Public, who may be
          searching on their own, for their next home. The majority of local Multiple Listing Services
          include an automatic Advertisement on Realtor.com for all listings placed in their MLS.
          Realtor.com allows Agents to highlight your listing, in many ways, and a good Agent should
          do this for you automatically.

     3.) Listing your home in as many Printed Publications as possible. For example, Homes and Land
          magazine, (and HomesandLand.com), and many others in your local market.

     4.) Sending out Post Card Advertisements to all residents within your ZIP Code. In many cases,
           your Buyer already lives in your neighborhood, and is currently renting and ready to buy.

     5.) Performing Open Houses as often as possible to attract drive-by Buyers who are searching
          on their own, and to bring your neighbors in for a peek as they may have friends or family
          looking to buy in your neighborhood.  Almost all Agents also utilize Open Houses to find
          and get new Buyers or Sellers as Clients for themselves, (which boils down to serving
          themselves, as well as you, although very few of the Agents will tell you that part of the
          Open House process).


Financial Sanity - Why Pay too Much ??

Now, with all of the above being said, lets discuss the 'biggie' - the Fees that Agents and/or their Companies want to charge you to sell your home!

Agents who work for, or associate with, the large International or National Realty companies will attempt to charge you anywhere from 6 to 10 percent of your homes' Selling Price. They have to pay 2.8% to the Broker who brings you a Buyer, and then a large percentage of the remainder of the Commission is paid to their Broker in the form of monthly Desk Fees,  Royalty Fees, and large Commission Splits, with the final remainder going to the Broker who listed your home.

However, they will primarily utilize the exact same 5 Selling Tools you just read about above, but will attempt to convince you that they are "worth the Fee" as they belong to "Name Your National Company Here". In reality, you will be getting the exact same selling process that every other Realty Company will use to sell your home, for a much higher cost than you should be paying.


Financial Sanity - Forget the High Fees and Keep More of Your Money !
